The Buying Process

Let's meet in person at one of our three offices located in Long Beach, Seal Beach or Lakewood, California. We'll get to know one another and curate a list of "must-haves" for your new home 

Not a problem! This is a vital part of the property acquisition process. Oliver Realty Team works closely with some of Los Angeles county's most reputable lenders who will work closely with you to expertly analyze your finances. Once complete, our lender will inform you of their findings and give you a dollar amount indicating your budget as well as how much you are able to borrow.

On a weekly basis you'll receive a comprehensive sheet with listings selected from ORT based on your specified criteria. As RELATORS®, we have access to the multiple listing service, homes not yet on the market, as well as access to hundreds of listing agents across the state which we utilize when narrowing down your search for you. This sheet contains the best of the best tailored to your wishlist.

Once you've selected the properties that've peaked your interest, we will arrange private showings and open house tours for us to visit. You'll be able to take your time and see if the property is right for you

Once you have found a house you like, Nijah and Michele will prepare a written offer to submit to the seller via their agent. This document is referred to as the Residential Purchase Agreement (RPA). If all goes well, we move forward in the home acquisition process. While now less frequent, than at the height of Covid, it's not uncommon for one buyer to outbid another at a price that may be out of your budget. Or perhaps the tables will be turned and we will successfully partake in a bidding war on your behalf, with the seller accepting your offer! The scenarios are endless but whatever happens, just know that you're being represented by the best and we won't stop until you're in your dream home.

Get that ink pen ready! There are quite a few papers to sign but we doubt you'll mind given the reward that's soon come.
