We will come to you and view your property in person to get a better idea of what attributes make your home so unique.While Nijah and Michele work with some of the most reputable title companies to pull comparables for your home as well as a detailed analysis containing but not limited to tax, deed and selling history… there’s nothing like seeing the home in person. It’s here we will give a seller’s presentation walking you through a detailed outline of what all we’ll do for you once you sign us on as your exclusive agents.

You’ll find that selling a house feels like 50% a good agent (check!) and 50% signing papers. Exciting, we know. But one of the first papers you’ll sign is the offer of exclusive agency, which makes us your official representatives for the sale of your home.

One of the biggest advantages of hiring ORT is that working in such close proximity with Coldwell Banker, we’re able to announce your home to an office of hundreds of agents who oftentimes already work on behalf of buyers actively looking! In exceptional cases, this leads to our selling a home before it even officially hits the market (saving you time). And in most cases it helps your property to get exposure and build buzz as agents from our and other brokerages learn of its availability. We then post it to the MLS and all other home information websites frequented by the general public.

This one is fun! As members of the National Association of REALTORS® and the CALIFORNIA ASSOCIATION OF REALTORS® Nijah and Michele are eligible to participate in something called a “broker preview”. Just as we’d mentioned on Step 4, we first announce that your property is coming soon to our parent company Coldwell Banker Realty’s agents. We then make the announcement to a wider audience of agents from varying brokerages who also may have buyers interested in your property. We sign the property up for the broker preview caravan which is essentially an open house hosted by us, that is exclusively for real estate agents before it’s open to the public. While Nijah and Michele have opted that this step be optional. It is encouraged, as it’s a great way for agents to get the work out that your home is ready to sell.

Nijah and Michele will host open houses on your behalf (on dates convenient for your of course). It is here that we collect the information from those who visit and are looking to buy. This is a very important step as open houses are announced on the MLS for buyer’s agents to bring their clients by.

ORT will present every single offer received on your property along with our expert advice as to which would be best after vetting the buyer’s history, method of payment, agent relations and more. You will accept the offer you like most and we proceed to finalizing the deal, (consisting of buyer walk-throughs, buyer requests, consulting/ hiring an escrow and title company and loan officer etc.).
